Selling a house

Selling your house without an agent

How it works, what the offer is based on, and what it costs you.

What you would get

An estate agent lists your house and waits for a buyer. That aims to get the highest price, and it takes months, with viewings, a chain, and a fee at the end.

About one in three house sales falls through before completion, according to the Ministry of Housing.

I either buy the property myself or match it with a cash buyer from a private network of investors. The offer is below what an estate agent would list at, in return for a quick sale and no commission paid.

It suits people who need the sale to happen on a known date, and not people who are in no hurry and want the top price.

The terms

No fees

There's no fee and no commission to pay me, and nothing deducted at the end. You'll still have your own solicitor to pay, as on any sale, unless a specific incentive or agreement is negotiated otherwise.

Between 7 and 30 days

Or a later date if that suits you better. The completion date is agreed rather than hoped for.

Sold as it stands

No redecorating, no deep clean, and no fixing structural problems before it sells.

No For Sale board

The property isn't listed on the public portals, so the sale stays between us.

When people call me

Most of the people who get in touch are in one of these positions. If yours isn't on the list, ask anyway.

A separation or a divorce

The property has to be sold and the proceeds split, usually on a timescale set by someone else.

A house inherited through probate

Often empty, often some distance away, with bills and insurance running on it in the meantime.

Mortgage payments that have become unmanageable

Arrears, or a payment that's about to become unaffordable.

A property that has been on the market for months

Listed, viewed, reduced, and still unsold. Or a chain that has collapsed more than once.

An empty house nobody wants to keep maintaining

A second property, an old family home, or a former let, costing money every month it stands empty.

A landlord getting out

Tenants in place or recently out, and a property that would need work before it sold on the open market.

How it works

Five steps.

You send the details of the property

The form below covers the property, your situation and how to reach you. The more it says, the sooner I can tell you whether I can help.

We go through your situation

Including the finances. A mortgage, arrears, or anything else secured against the property changes what's possible and how quickly, so it needs establishing early.

I view the property

Every property, before a figure is agreed.

You get a figure, and how it was reached

The offer will be below what an estate agent would list it for, and you will understand why.

If you accept, it goes to the solicitors

From there it runs as any other sale, with the mortgage redeemed out of the proceeds at completion.

What it costs you

No fee and no commission. I'm paid by the buyer, not by you.

You'll still have your own solicitor's costs, the same as you would on any sale, unless a specific incentive or agreement is negotiated otherwise.

Questions people ask

No. An estate agent lists your property, waits for a buyer and charges you commission when it sells. I either buy the property myself or match it with a cash buyer from a private network of investors. The buyer pays me rather than you.

I don't charge you a fee or a commission. I'm paid by the buyer. You'll still have your own solicitor's costs, the same as on any sale, unless a specific incentive or agreement is negotiated otherwise.

Less than an estate agent would list it at. The figure depends on the condition of the property, where it is, and what's still owed on it, and crucial to this is of course the speed of sale.

Between 7 and 30 days from agreeing a price, or a later date if that suits you better. Where it falls in that range depends on your solicitor, and on whether there's a mortgage or a grant of probate to settle first.

No. The property isn't listed on the public portals and there's no board, so the sale stays between us.

Yes. Every property is viewed before a figure is agreed.

Condition doesn't prevent a sale, and you don't need to redecorate, deep clean or fix structural problems first. A good deal of what I buy needs work.

A mortgage doesn't prevent a sale. It's redeemed out of the proceeds at completion, as in any sale. Put the outstanding balance on the form and I'll take it into account.
